Important Information About Septic System Inspections

Septic inspections are a common service provided by Commonwealth Waste Solutions, LLC. There are two types of inspections we typically perform:  a basic routine homeowner’s inspection and a more detailed real estate septic system inspection.

Inspections for the Current Homeowner

When you, the homeowner, are in need of a professional opinion regarding your septic system, we are here to answer your questions.  A basic inspection will include uncovering your septic tank access lid, determining the amount of waste inside and making maintenance recommendations, i.e. septic tank pumping & cleaning, and effluent filter cleaning. We will also perform a very basic drain field evaluation, determine where it is located and if it appears to be operating properly. This septic system inspection is also a good idea for the homeowner who feels they may be experiencing a problem and would like some professional advice.

Real Estate Septic System Inspections

When buying a home with a septic system, it is always a good idea to have a professional evaluate the septic system and its current condition. Most often the bank or mortgage lender will require an inspection in order to close the mortgage or home loan.

Real estate septic system inspections are more thorough than the above-mentioned inspection for the current homeowner. Our techs will perform the same septic tank inspection as above, but will also access the distribution box and water test the drain field to ensure proper absorption.

When problems or potential problems are found, this information is provided to the real estate agents involved. It gives the perspective buyer the ability to make an informed decision about the potential purchase of not only the home, but the septic system as well.

Should the seller wish to correct any issues found during the inspection, we will gladly perform any necessary septic system repairs. Most repairs will require the issuance of a septic repair permit from your local health department. If the repair requires the installation of a new drain field, soil testing will most likely be deemed mandatory.

Please note all real estate septic system inspections performed will include septic tank pumping & cleaning.

Please also note real estate septic system inspections become much more challenging when the ground is saturated. We try and avoid performing such inspections during or just after heavy rains, snow or ice.
